Sunapee Region Home Sales, September 2025

New Hampshire Real Estate Market Update

Through the first nine months of 2025, a total of 13,267 residential properties sold across New Hampshire, including 9,039 single-family homes, 3,170 condos, and 1,058 mobile homes. The median sold price for single-family homes came in at $540,000, just above the median list price of $539,000. Homes have been moving steadily, with an average days on market (DOM) of 28 and a median of just 9 days. At the time of this writing, there were 2,648 single-family homes available for sale, with a median list price of $639,900, and an average DOM of 72*.
 



Sunapee Region Real Estate Market Update

In September, 59 single-family homes sold in the Sunapee Region. The median list price for the month was $629,000, and the median sold price was $610,000, both notably elevated compared to earlier months. A contributing factor was the number of high-end sales, including 11 properties over one million between New London and Sunapee. The highest sale of the month was a lakefront home on Pilothouse Road in Sunapee, which closed at $6,150,000. Homes spent an average of 26 DOM, with a median of 13 days. Year to date, 399 single-family homes have sold across the region. When including condos and mobile homes, the total number of residential properties sold through September is 461. The median list price for single-family homes is $499,900, and for the first time this year (and since we began tracking sales in 2005), the median sold price reached $500,000. Homes went under contract in an average of 33 days, with a median of 10.

At the time of this writing, there were 141 single-family homes, 9 condos, and 4 mobile homes actively listed for sale in the Sunapee Region. The average days on market for these active listings is 77, with a median of 54*.
