Sunapee Region Home Sales, July 2025

New Hampshire Real Estate Market Update
Statewide, single-family home sales in New Hampshire remained active with 6,424 homes sold in July. The median sold price came in at $535,000, slightly above the median list price of $529,900. On average, homes went under contract in 29 days, with half selling in just over a week. At the time of this writing there were 3,567 residential properties available for sale across New Hampshire.

 



Sunapee Region Real Estate Market Update
In the Sunapee Region (which includes towns like New London, Sunapee and Newbury) 59 single-family homes sold in July. The median list and sold prices were both $489,000, and homes moved quickly with an average of 21 days on market and a median of just 7.

Looking at the year-to-date activity for the Sunapee Region (January through July), 280 single-family homes have sold. When including condos and mobile homes, the total number of residential properties sold is 329. The median list price for single-family homes so far this year is $489,000, while the median sold price is slightly lower at $475,000. Homes have taken an average of 36 days to go under contract, with a median of 10 days. Click here to see the list of homes sold in each Sunapee Region town in July.

At the time of this writing, 142 single-family homes were listed for sale in the Sunapee Region.
