KEY TAKEAWAYS FOR BUYING OR SELLING IN TODAY’S MARKET
For Buyers:
- Summer is the busiest real estate season in New Hampshire. Historically, more homes come on the market during this time, but there are also more buyers competing for them. Rather than getting discouraged by the competition, stay focused on your own goals. Know what you're looking for and what you're comfortable spending, so you're ready to act when the right home becomes available.
- While New Hampshire is a small state, home values can vary significantly from one town or region to another. Understanding the local market where you’re looking to buy is essential. It not only helps you make strong, competitive offers but also protects you from overpaying.
For Sellers:
- We’re seeing two distinct markets emerge in New Hampshire. Homes that are priced appropriately continue to attract strong interest, often going under contract quickly, sometimes with multiple offers or terms that favor the seller, such as fewer contingencies. On the other hand, homes priced above market value are seeing longer days on market and more pushback from buyers during negotiations. In many cases, these properties need one or more price reductions before generating serious interest or receiving offers.
