KEY TAKEAWAYS FOR BUYING OR SELLING IN TODAY’S MARKET

For Buyers:

  • Act Quickly on New Listings: Homes that meet your criteria can move fast. Acting quickly doesn’t mean rushing into a decision—it means having a clear understanding of your needs, wants, and any deal breakers. It’s important to evaluate each opportunity thoroughly, get your home-buying team in place (including a lender and real estate advisor), and be ready to make a decision quickly but with confidence and clarity.
  • Understand Mortgage Rates and Financing Options: Interest rates can impact your purchasing power, but there’s more to a mortgage than just the rate. It’s beneficial to have a conversation with one or more lenders to explore the various loan products available. There are many different financing options to choose from and making an informed financial decision means educating yourself on your options. Understanding the right loan for your situation can help you make a well-informed decision that aligns with your long-term goals.
  • Stay Focused on Your Goals: With market trends often being broad, it’s important to keep your personal real estate goals in mind when navigating negotiations and offers.

For Sellers:

  • Focus on Seasonal Maintenance: Pay attention to outdoor spaces this time of year. Ensuring the yard is tidy, walkways are clear, and the front entrance is inviting can have a significant impact on buyer impressions.
  • Understand What Buyers Are Looking For: Buyers are often seeking specific features like flexible living spaces, energy efficiency, and outdoor areas. Tailoring your home’s presentation to meet these preferences can increase its appeal.
  • Condition and Pricing Matter: Homes that are well-maintained and priced competitively continue to attract interest. Even with limited inventory in the Sunapee Region, overpricing can result in extended market time. Working with a Realtor to set the right price can help ensure you receive the best possible value for your home.
