New Hampshire Real Estate Market Update
In the first two months of 2025, New Hampshire recorded 1,888 residential property sales, including 1,275 single-family homes, 451 condos, and 162 mobile homes. The median list price for single-family homes from January 1 through February 28 was $499,900, while the median sold price remained above the half-million mark at $510,000. The median Days on Market (DOM) was 20.
Analyzing real-time data alongside historical trends provides a clearer perspective on market conditions. As of March 7, there were 1,211 single-family homes listed for sale in New Hampshire, with a median DOM of 49. Of the state's 10 counties, only two had a median list price below $500,000, highlighting the continued strength of home values.
Sunapee Region Real Estate Market Update
In January and February, the Sunapee Region saw 83 residential property sales, consisting of 71 single-family homes, 7 condos, and 5 mobile homes. Among the single-family home sales, the median list price was $469,000, while the median sold price was $441,000. The median DOM was 35.
Winter inventory is historically low in this region, and this year follows that trend. Currently, 55 single-family homes are on the market, with list prices ranging from $150,000 to $4,495,000 and a median list price of $675,000.
