In 2024, Lake Sunapee saw just 14 direct waterfront sales. The average days on market (DOM) rose to 44, a significant increase from 11 DOM in 2023, indicating that buyers were more selective when viewing waterfront homes compared to previous years. The median sales price declined to $2,175,000, down $525,000 from 2023. Sunapee and Newbury each recorded six waterfront sales, while New London had two.
Although buyer interest in waterfront properties remained strong in 2024, low inventory across all price points, combined with buyers taking a more discerning approach to waterfront home features, led many to expand their search to lakes throughout New Hampshire.
