Buying a Home in the Sunapee Region: Should You Buy Now or Wait?
Purchasing a home is one of the most significant financial decisions you'll ever make, and the Sunapee Region real estate market, which includes towns New London, Newbury, Sutton, and Grantham presents a variety of options for buyers. It’s not just about the short-term goal of finding a place to live—it's about thinking long term and considering how this decision aligns with your broader financial and personal plans. Whether you're looking to buy in Sunapee, New London, or any of the surrounding areas, it's essential to define your goals and gather the right information to make an informed decision.
One key factor to keep in mind is that the real estate market operates in cycles. What feels like the peak of the real estate market today could be seen as the bottom of the next market cycle in the future. No one can predict the perfect time to buy with absolute certainty, but having a long-term vision when buying a home is crucial. The interactive chart below shows the progression of the median sales price for single-family homes in New Hampshire from January 2014 through September 2024.
Another important data point is that New Hampshire is experiencing a significant housing shortage, with over 23,000 units needed to stabilize the market. Estimates suggest that nearly 60,000 new homes will be required between 2020 and 2030 to keep up with population growth. Given this shortage, housing demand in the Sunapee Region and across the state is likely to remain strong, which has the potential to sustain home prices*. The interactive chart below shows the number of homes for sale per month from January 2014 through September 2024.
Ultimately, the decision to buy should be based on your personal financial readiness and long-term goals. By focusing on the bigger picture, rather than letting short-term fluctuations or the urge to time the real estate market dictate your actions, you'll be in a stronger position to make a confident, informed decision.
