New Hampshire Real Estate Market Update
From January 1 through August 31, there have been 11,061 residential property sales in the State of New Hampshire (7,628 single-family homes, 2,646 condos, 787 mobile homes). Out of the 7,628 single-family home sales, the median list price was $499,900 and the median sold price was $515,000. At the time of this writing, there are 2,943 residential properties listed for sale (2,110 single-gamily homes, 650 condos, 183 mobile homes). For the 2,110 single-family homes, the median list price is $625,000and 383 of these properties are listed for $1,000,000 or greater.
Housing Inventory - Months' Supply
You'll often hear talk about the months' supply of inventory when referring to the health of the real estate market. "Months’ supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace, according to the National Association of REALTORS." Many will agree that around 6 months of supply is a balanced real estate market.
In New Hampshire, housing inventory has been declining for over a decade, reaching an all-time low of just 0.7 months' supply in January and February 2022. Since then, the inventory has been gradually increasing, with August 2024 marking the highest supply since May 2020, at 2.3 months' supply (see interactive chart below).
Sunapee Region Real Estate Market Update
From January 1 through August 31, 345 residential properties have sold in the Sunapee Region (317 single-family homes, 23 condos, 5 mobile homes). For the 317 single-family homes sales, the median list price was $450,000 and the median sold price was $455,000. In the month of August there were 60 single-family home sales (see list below by town), and the median days on market (DOM) for the month was 13 while the average was 28.
