Sunapee Region Home Sales, June 2024

New Hampshire Real Estate Market Update
As of July 8, 2024, New Hampshire had 2,545 residential properties actively on the market for sale (1,815 single family homes, 576 condos, 154 mobile homes). 

Looking at closed sales data for single-family homes from January 1 through June 30, there were 5,023 sales recorded. The median list price was $495,000 while the median sale price was $505,000. During this period, the average days on market (DOM) was 28 days with a median DOM of 8.

Historically in New Hampshire, June through September see the largest number of homes for sale on the market, with inventory usually peaking in July or August. In 2023, available inventory continued to climb into September before slowing down in October. The interactive chart below shows the number of homes for sale for each month going back to January 2014.

 

Sunapee Region Real Estate Market Update
Looking at the Sunapee Region, there have been 225 residential sales (209 single-family homes, 14 condos and 2 mobile homes). For the 209 single-family home sales, the median list price was $445,000 while the median sales price was $442,000.

In June, Grantham led with the highest number of home sales at 8, followed by Sunapee with 6. The most expensive sale was in Sunapee, reaching $2,250,000. See below for a list of all Sunapee Region single-family homes sold in June.

Currently, there are 127 residential properties for sale, including 115 single-family homes, 10 condos, and 2 mobile homes. The median list price is $575,000. Among these, 20 properties are listed over $1,000,000, and 6 of those exceed $3,000,000. Excluding these high-end properties, there are 107 properties available dropping the median list price to $499,000.
