Inventory remains a challenge in the Sunapee Region and New Hampshire. However, it's worth noting that historically, February consistently has the lowest annual home sales and the most restricted inventory of available homes for purchase. As of this writing, in the Sunapee Region, there are only 47 homes for sale with a median list price of $549,000. Statewide there are only 979 homes actively for sale with a median list price of $650,000! The fast solution to our affordability challenges comes with inventory but we still find the industry in the chicken or the egg scenario. While sellers have plenty of equity, they are struggling with going from an interest rate in the 3 to 4 percent range and locking in over 6 percent. On top of that, options for their next home are limited, so many sellers that enter the market find themselves in a leap of faith scenario and are utilizing suitable home sale contingencies, occupancy agreements, etc.

Highlighted in the data below, year-to-date sales in the Lake Sunapee Region have shown improvement compared to 2023. A total of 52 single-family homes have been sold, with February accounting for 21 of these transactions. In contrast, the corresponding period in 2023 witnessed only 32 home sales, marked by a median price of $420,000.
