Sunapee Region Home Sales, January 2024

What we are seeing in Real Estate in January 2024:
Mortgage interest rates have slightly declined from 2023 and the Federal Open Market Committee (FOMC) held rates steady at their January meeting. Federal Reserve chair, Jerome H. Powell said that the central bank is looking to make interests cuts in 2024 but has not yet defined a clear timeline on when that may occur. The softening of rates will help buyers get back into the market, however persistent low inventory paired with the high demand for housing will continue to drive home affordability challenges. Freddie Mac's January 2024 Outlook Report forecasts that home prices will increase 2.8% in 2024 and 2.0% in 2025 nationally. 
 

What we are seeing in the Sunapee Region in January 2024:
In January 2024 there were 31 single family homes sales in the Sunapee Region*, up from 19 in 2023. The median sales price for the month was $380,000, down $10,000 from January 2023. Out of the 16 towns in the region, Newport had the highest number of home sales (6). The median days on market (DOM) was 39. The following chart shows a comparison of the number of single family home sales and median sales price for the month of January going back to 2005.
