We have entered the final month of 2023 and in this month’s post we will review Sunapee Region home sales.
In December we saw the beginning of the winter slowdown for real estate. Last month there were 39 sales, down from 47 in October. This brings the year-to-date number of sales to 402 which lags last year at 551. This is 27% less sales than last year, but the total volume of sales (measured by their sale price) is only down 25%.
The median sale price dipped in November to $404,000 from $475,000 in October. This could just be a blip in the 2023 trend of increasing sale prices throughout the year despite months with a mild pullback. This might be the same as what we observed with days on the market jumping from 8 in October, to 19 in November. This significant jump doesn’t correlate to a single factor as the distribution of time on the market is similar to past months, just trending slower across all types of property.
This slump isn’t just happening in the Sunapee Region either. You can read more about similar trends throughout the state in the latest New Hampshire Association of Realtors post here. Statewide inventory constraints have led to record high prices and record low affordability. This could improve with an increase in inventory or lowered interest rates. As we cross into 2024 next month we keep watching to see what is in store!
