Sunapee Region Home Sales, September 2023

As the official summer months are behind us, here's a look back at Sunapee Region real estate activity for September. 

Some rejoicing is due for buyers as the month brought 57 sales, up from 56 in August. The year-to-date number still lags previous years though as you can see below. So far there have been 316 sales among the towns we report on within the Sunapee Region, which is the slowest year since 2011. This lack of inventory has made it a trying year for interested buyers, but sales are continuing and staying quite high going into the fall. 

This means there has also been some relief in the sale prices, down to $425,000 for the month. The year-to-date median remains at $425,000 so this may just be a temporary wobble in prices like we saw earlier in the spring. There were 4 sales which occurred for over one million dollars, down from 8 last month. While this variation in the number of luxury home sales shifts where the median will fall, it doesn’t significantly skew it this month as there were 11 sales in the $400,000-$499,999 range. 

Reviewing the sale price versus the list price, there is a barbell type of distribution with relatively few sales matching their list price, and the majority of sales were $10,000 above or below the list. Here’s a look at the specifics: 

  • Sales for $10,000 or more, over the list price: 22 

  • Sales for less than $10,000, over the list price: 6 

  • Sales at the list price: 5 

  • Sales for less than $10,000, under the list price: 4 

  • Sales for $10,000, under the list price: 20 

Over the past few months, it has been common to see sales prices deviate from the list price. Though in September the number of sales greater than $10,000 over or under the list price is extreme. This suggests that the list price of a property is really only the starting point, and property specifics dictate heavily what it will sell for.
