Sunapee Region Home Sales, July 2023

It’s hard to believe but we are now more than halfway through the summer months. Historically this is the busiest time of the year for real estate, but for now we will review real estate activity in the Sunapee Region during July. 

Last month there were 37 sales, down slightly from the 41 sales we saw in June. Month-to-month fluctuations are pretty common, but generally the summer months are the busy part of the real estate year. There is a consistent trend that the number of sales each month in 2023 are lagging those during the same month in 2022.  

The median sale price seems to have leveled off throughout this year. In February the median price crossed into the low $400,000 area with June being the only exception. You can see this in the chart below and is a different trend than in 2022 which was showing a consistent rise in prices. It’s likely higher mortgage rates have caused this stabilizing of prices, and we’ll see if it continues to the end of 2023. 


Total sale prices have stayed pretty close to the list price, with sales being about 2% over the list. Although the total sale and list prices balanced pretty close, there was a wide disparity among the individual transactions. Here’s a breakdown of the number of transactions and their prices: 

  • 14 sales for $10,000 or more, over the list price 

  • 4 sales for less than $10,000, over the list price 

  • 8 sales at the list price 

  • 2 sales for less than $10,000, under the list price 

  • 9 sales for $10,000 or more, under the list price 

There were 3 sales which took place for over $1,000,000 where a 2% difference in price would be $20,000 or more. However, among these luxury home sales one sold for over the list, another at the list price, and the third for under the list price. So even among these sales there was a variation of price behavior, but they balance out being above or below the asking price.
