Sunapee Region Home Sales, May 2023

During the month of May there were 31 homes sales, which is consistent with the activity over the last 2 months. In March there were 31 sales, and in April there were 29. The number of sales year-to-date is also lagging 2022 by a similar pace to the last couple of months. 

The lower amount of sales is reflective of lower inventory, which is influencing prices to continue their rise. For May the median sale price was $435,000 which is up from $426,000 in April. Last year at this time the year-to-date median was $360,000, and this year is up to $419,500-up 16.5% year over year! 

Home pricing is pretty well balanced, with the average list price being $491,613 and the average sale price being $488,469. Here is a break down of sale prices compared to their list prices: 

  • 10 homes sold for under their list price 

  • 10 homes sold for at their list price 

  • 11 homes sold for over their list price 

In previous months there was a greater disparity in pricing as the market was moving from being a very active seller’s market, to now more balanced on fewer transactions. As we move into the busiest months of the real estate year this balance may continue, barring unforeseen influences. While this balance is welcome after the past couple of years, it has left many people uncertain for what is to come in real estate. 

In New Hampshire home affordability continues to be a struggle, rising prices and limited inventory has left many prospective buyers struggling to find a home. For prospective sellers who might have purchased in the last few years, many are unwilling to sell having secured mortgages at low, fixed interest rates. This has made conditions that are a quandary for would be sellers, and difficult search for would be buyers.
