Sunapee Region Home Sales, February 2023

In this post we are going to take a look back at the home sales for February 2023.  

March has officially begun, and as we wait for spring to begin we also anticipate an increase in the number of properties coming onto the market. Each year real estate activity slows down somewhat through the winter months and sees its busiest season when the temperatures are the warmest. 

Last month was no exception to this trend in the Sunapee region where there were 13 sales among 7 of the 16 towns we regularly report data on. This is a slight dip in the number of sales from January at 19, however the median sale price increased from $390,000 to $420,000. There happened to be no home sales for over one million dollars, and the sales ranged from $265,000 to $764,569 tightly clustered around the median. In months with more sales, the price difference tends to spread but this is a hopeful indicator for the year to come. 

The average sale price was $459,574, which dipped below the average list price of $473,138. Here’s a breakdown of the list vs sale price: 

  • 2 homes sold for more than $10,000 over list 

  • 1 home sold for less than $10,000 over list 

  • 3 homes sold at the list price 

  • 1 home sold for less than $10,000 under list 

  • 6 homes sold for more than $10,00 under list 

The homes that sold furthest under their list price also had an extended number of days on market. These two factors should be correlated, but we’ll see how the median prices behave as more listings enter the market in the coming months.
