December 2022 has come to an end and now we have officially started 2023. In this post we are going to look back at the month’s real estate activity in the Sunapee Region.
The month brought us a rather slow pace of 35 closings. This is down from 51 in November, and has been the slowest December since 2011! That ends 2022 with 586 sales, which is below the pace of the past couple years but a lot closer to historical norms than the monthly figure which fluctuates.
Interestingly, the median sale price increased from $340,000 in November up to $419,000 in December. This might be influenced by the decreased number of sales shifting where the median figure falls in the price spectrum and slightly more luxury sales than last month. In December there were 3 sales for over 1 million dollars as compared to only 1 in November.
The average sale price was below the average listing price again at $619,638 and $648,911 respectively. If we look at all 35 sales and split it in half at the median, here’s how the price activity behaved on either side of the price spectrum:
While there is variation on each side of this price spectrum, it is more consistent that the homes listed above the median would sell for less than they were asking. As you might expect there was also a difference among time on the market. For the higher priced homes it took an average of 65 days to sell, but for the lower cohort it was 40. This could be due in part to pricing, but higher priced homes face a smaller pool of perspective buyers browsing a larger pool of prospective homes.
As we move into a new year it’s going to be interesting to see where rates, pricing, and inventory takes us. We’ve talked about the challenges of home affordability affecting New Hampshire and that is evidenced in the price activity we saw above. There is high demand for homes, but even higher demand for more affordable homes. Despite fears of a real estate crash last year and into this year what we are seeing is more characterized as a compression of buyer interest.
