North Country Home Sales, December 2022

2023 has arrived in the North Country and in this post we are going to review December closings, and the 2022 real estate trends. 

In December there were 35 closings in the North Country which is down from November, but reflects the seasonality of real estate. This lags last year’s sales which were 47 in December which has been the story of 2022 and we will explore further in a little bit. 

The median sale price was $320,000 which returns toward where we started in January 2022, which had a median sale price of $307,500. Prices had climbed to $405,950 in March and $386,000 in June before steadily marching back to the low $300,000 area.  

What we’ve seen is that 2022 has been a whirlwind with a rapid rise in prices, and then cooling as we have still ended the year slightly above where we began and more in-line with historical averages. The number of sales has been unusually low though at 504 sales for the year making it the slowest year since 2014. This constrained inventory helps to drive prices up, but could be a trough following the 819 sales in 2020 which was the highest year on record. As we roll into the next calendar year it will be interesting to see where prices and the number of sales lead us.

The year has just begun and while there is a lot of attention on real estate and interest rates, we haven’t seen the ‘crash’ that many feared would transpire.
