In this month’s post we are going to look back at home sales in the Sunapee Region last month.
In November there were 51 sales at a median price of $340,000 for a total volume of $23,973,445. Each of these data points are a decrease from the October sales, which you can read more about here. It isn’t uncommon for there to be less sales as we enter the winter months, but this coupled with a slower year than 2021 and decreased prices indicate a shifting market.
Last month we saw the emerging difference between list prices and sale prices. The difference continues this month but with less disparity between the two. The median sale price was only $100 over the list, and the average sale price was $2,994 over the list. This exaggerated difference in the average sale price is influenced by the highest priced home sale, 7 Spring Street in Newbury which was listed at $3,995,000 but sold at $4,300,000. Excluding this sale brings the average list price down to $396,515 and the sale price even lower at $393,469.
Further evidence of the changing market is observed in luxury home activity. In November there were only 2 homes that sold for over one million dollars, significantly less than 9 sales in August and even below November 2021 when there were 4. These are a limited number of the overall sales so it is hard to draw conclusions based on them, but we do see changing trends. From an increasing days on the market, lower median sale prices, and more numerous sales below the list price all point toward a cooling market.
Time will make these trends more apparent and we will keep you informed on local activity. There is talk that inflation may have peaked, which would take the pressure off raising interest rates and level off the price changes of the past couple years. The Federal Reserve has a careful balancing act to play with interest rates, tempering rising prices but not catapulting the economy into a recession.
