In this month’s post we are going to take a look back at North Country real estate activity for November.
Last month there were a total of 49 sales at a median sale price of $300,000. This ties October sales of 49 but is a lower median price down from $320,700 in October. Each year we see a general seasonal trend of real estate where the number of closings ebbs downward into the winter and picks back up in the spring. From October to November that ebb has occurred on the sale price though, not the number of closings.
We have arrived at an interesting inflection point. The year-to-date median sale price matches the same time last year. However, the 2022 trend for this figure is declining where at this time last year it was rising. It’s possible we have seen the peak of prices though only time will tell, and while it may not be the real estate crash media pundits advertise it seems like a retracing toward the normal number of sales and price behavior.
Few buyers will complain about the decline in real estate prices, but the question is whether it is enough. Home affordability looks at the total cost of housing, and this is still near record lows. The New Hampshire Association of Realtors recent report points out that the affordability index shows “...the state's median household income is just 69 percent of what is necessary to qualify for the median-priced home under prevailing interest rates. That's a 35 percent drop in affordability from a year ago.” In this regard we have a long way to go to reach “normal” affordability.
