September has ended in the North Country and we are noticing a change in the local real estate.
This month saw 64 sales take place in the North Country which is a nice bump up from 50 in August. The median price increased to $355,875 up from $330,000 but has still brought the YTD median down from the highs earlier in the summer. This increase in the median price might be influenced slightly by the number of luxury transactions which took place. There were a total of 6 sales for over $1 million. Two took place in Waterville Valley, and 4 were in Holderness with the highest being Gregg Point Road for $8 million. These pushed the average sale price to $618,896, but the sheer number being 10% of the area’s sales influenced the median as well.
These trends of a shifting market and cooling demand are reflected statewide too. The number of listings that made a price change has been increasing since February, and has risen rapidly through the summer. The number of expired, terminated, and withdrawn listings has been increasing also. This means the number of active listings is increasing, the number of listings leaving the market unsold is going up, and the days on the market should continue to increase. These figures point to a cooling market which was generally moving hot and fast over the last couple years.
These status changes reflect the active (or recently removed) listings and is a current take on today’s market whereas our traditional data such as median sales and days on the market are lagging indicators and better reflect data 30 to 60 days ago when the listing went under contract. Those traditional data points also talk about sales, and doesn’t mention the properties that persist on the market, or are removed without a sale.
There is always a fog of the unknown when it comes to forecasting, but with this look at the market’s current activity we would expect our traditional data points to begin reflecting these changes, and will keep you updated in the months ahead.
