Here in the North Country the summer months have come to a close, but we still have a couple months of warm temperatures and beautiful fall colors ahead of us. In this post we are going to take a look back at August’s real estate activity.
The number of sales has dipped slightly from 58 in July, to now 50 in August. This is a minor dip which may be telling of a slower fall ahead of us or an exception as usually the number of sales stays up until later in the fall and then hibernates for the winter. This doesn’t help the year-to-date sales catch up to last year as it is down 25% over the same time last year but a busy fall could help us play catch up and we will keep our eye out for that.
Most notably the median sale price has dipped to $330,000, which is down from $390,500 in July. This is a dip of 15% from July. While this fits the statewide trend of a slight decline in sale prices, we observed a similar step back in the North Country prices from April to May of this year, which was in turn followed by rising prices through the summer. So perhaps this is a slight step down in a generally upward trend, or a leveling off of prices for the fall. Time will tell.
This month the median number of days on the market has increased from 6, to 12 which is the biggest jump we have seen this year and a significant slowdown in activity. In spite of this the median sale price exceeded the list price, but there were exceptions across the board. Where the real estate activity over the past couple years could be roughly described as fast and hot, there were transactions closing for above and below their list prices.
