Sunapee Region Home Sales, August 2022

The heat of August has matched the blazing number of home sales, showing the biggest month-to-month jump yet this year up to 71. This is an increase from 54 sales in July and despite this big increase the other data points have not changed significantly reinforcing trends seen through the year. Admittedly, the increased number of sales is a welcome boost though. 

The median sale price for the month was $431,600 which is up from July at $428,250 and brings the year-to-date median sales to $387,250. So far this year the median price was taking big upward steps early in the year, slowed a bit around May, but has continued its rise through the summer. This addresses some of the questions regarding what effect increased interest rates would have on prices and while it has slowed the rise in prices, it hasn’t stopped the upward trajectory.  

The increased number of sales has been a welcome relief and perhaps in the next couple of months they will stay high. Last year the number of sales continued to rise in the late summer beginning at 65 in August, 74 in September, and cresting at 83 in October. We will see if we have the same pattern this year before the winter time slow down, and perhaps alleviates some of the frenetic activity buyers experienced over the past couple of years.  

Luxury home sales, meaning those sold for over $1 million this month totaled $15,805,500 among 9 sales. They ranged from $2,600,000 to $1,100,000 and included the towns of Newbury, Sutton, Sunapee, and New London. This is higher than the past 2 months and significantly increased the average sales price for the month, but has a lesser effect on median prices.
