As summer has reached its peak months here in the North Country we are going to take a look back at July real estate activity.
Thankfully the month of July brought an increased number of sales, 58 in July versus 49 in June. This is a welcome increase and also tops last July’s sales which were 56. While the year to date still lags previous years perhaps this is a sign of a market returning to normal.
The median sale price continues its climb and in the month of July topped $390,500. This is above June which was $386,000. These months when the median is higher than the year to date is a sign that prices might continue rising as well.
While this trajectory is good for sellers, it has been a hard environment for interested buyers especially while interest rates have been rising. Last week mortgage rates took a brief rest on their climb and dipped below 5% temporarily. However, many mortgage experts are of the opinion that mortgage rates will continue their upward trend, and you can read more on that here. Rising prices mixed with increasing borrowing costs pose significant affordability challenges.
Thankfully a strong number of sales, which will hopefully continue to match or exceed previous years, gives a broader market across all price points. In years past the number of sales usually rises with the spring and summer months but doesn’t start dropping until late summer or fall so listings and activity should keep up for a couple more months.
