As summer is officially underway in the Sunapee Region we are going to take a look back at local single family home sales.
June has brought the most sales of any month so far this year, up from 47 in May to now 59 in June. This lags June of last year by 9 closings, but exceeds the sales prices of last year. There were 4 sales at greater than one million dollars totaling $8,750,000 of the total sales volume of $30,970,000 for all 59 sales.
Despite these luxury home sales in June, the median sales price for June was $370,000 up from $360,000 in May. We remarked on this trend in last month’s post that during April the median price was $400,000 which stands so far as the high point for 2022. June showed a little bounce upwards again which may be due to mortgage rates leveling off or momentum of the busy summer months, but this will be a trend to continue watching this year as talk of a housing bubble is tossed about.
The median days on the market held steady at 7, which is still a historically quick market and a challenge for buyers. Interestingly though the spread between the list price and the sale price last month was $11,000 which has dropped to $5,000 in June. While still over asking price this may provide a little breathing room for interested home buyers for the Sunapee Region.
