May 2022 has wrapped up in the North Country and we have entered the summer months finally. In this post we are going to take a look back home sales for the area.
May brought an increase of home sales, up from 34 closings in April to 44 in May and the median days on the market has decreased to 6. Coincidentally this is the inverse of the Sunapee Region's closing data, and you can read more about that area here.
The median sale price has dipped from $352,450 in April to $297,500. It's too early to tell if this is developing into a longer trend but we will continue watching prices to determine this. Looking further into the past the year-over-year increase from April 2021 to April 2022 was a median price increase of 16.8%, while the similar May to May increase is 0.8%. The number of closings in 2022 is behind 2021 so it isn't likely that an increase of inventory drove down prices, and rising interest rates may have a greater impact in the North Country.
The number of closings has been steadily increasing throughout the year, which is an general trend each year. However, what is interesting in 2022 though, is the number of closings in 2022 was usually about 50% that of 2021. But in the month of May it has jumped a lot closer to parity which should come as welcome news for buyers.
