As we celebrate the first full month of spring in 2022, Sunapee Region sales are beginning to pick up. This month we saw 41 closings within the 16 towns that comprise the Sunapee Region. This is an increase from 36 in March, and brings the year-to-date total to 136. So far this number lags the same time as 2021 at 152, which was behind 2020 at 173. Time will tell if 2022 is a low anomaly or if 2020 was exceeding busy.
The median sale price has continued momentum, landing at $400,000 for April. This is up from March which was $377,500. As you can see in the year-to-date graphic below this about a 13% since the same time last year. With interest rates on the rise, read more here, this may slow the price increases we have been seeing and we will keep an eye on these trends as we enter the summer.
At a nationwide level the National Association of Realtors recently reported March data which showed sales to be generally slowing down, though the Northeast was the sole region apart from this trend. Their metrics look at contract signings and is intended to be a leading indicator of the closings to come. This could be the forerunner of a broader national trend to be proven out through the summer, and we’ll see if the Northeast continues to grow in contract signings. But if the market is slowing, it will pass through a period of historically normal activity which will be a welcome reprieve for interested buyers.
