As 2022 kicks off we are going to take a look back at single family home sales in the Sunapee Region.
As we look back against previous Januaries it’s astounding that the median sale price has increased from $242,500 to $300,000 and then onto $325,000 from 2020 through 2022. However, the number of home sales has decreased from the 2 years previous and hopefully is not a foreshadowing of the 2022 trend.
Looking back to last month there were 58 closings in December, which brings a significant drop to January at only 31 sales. A decrease is to be expected this time of year and historical a trend we see, but lower than expected.
Of the homes that did go on market and close in January, the median days on market was 17 as compared to 11 in December. This is a nice bit of breathing space from the frantic pace of listing and getting under contract we experienced throughout 2021.
