We have ended the month of December in the Sunapee region, which also brings 2021 to a close. In this post we will look at monthly sales in the area and in following posts we will take a deeper look at the last year. 

Generally, we see fewer real estate closings during the winter months, and this year has been no exception. Sales have steadily slowed down since October when there were 83, then 62 in November, and 58 closings during December. These numbers are all lower than they were in the respective 12 months before, continuing 2021’s trend of limited inventory. Hopefully the New Year brings new trends for buyers interested in moving to the Lake Sunapee Region. 

Transactions did occur quickly with a median days on the market of just 11. The median sale price saw a significant uptick however from $388,000 in November 2021 to $435,000. This is the highest median sale price since April of 2021 and might be attributable to movement at the higher end of the price spectrum. December saw 8 homes sold with a sale price of $1,000,000 or more which raised the average sale price to $616,842 and tends to skew the median value higher as well.
