Home Sales, November 2021

As we begin another month in the Sunapee region, here is a look back on the November 2021 home sales and year to date data. 

In November we saw a rise of the median sale price to $388,000 up from $340,000 in October. This might be a slight anomaly but doesn’t seem to be influenced by an outlier at the high end of the price spectrum. In October the highest sale price was $2,590,000 exceeding November at $2,250,000. October seems to be exceptional this year as the New Hampshire Association of Realtors (NHAR) also found this this dip to be statewide. You can read more on the NHAR site

Aside from a regular slow down of home sales over the holidays, real estate may be influenced by broader economic factors in the months ahead. Home prices and mortgage interest rates are related, and as the cost of financing goes up, the prices of homes tends to decline. Of course there are exceptions to trends but this is an area to watch as we move through a season of consumer activity and a new COVID variant. The Federal Reserve plans to raise interest rates in 2022 which is expected to raise mortgage rates slightly.  

However, a new data point to watch is around inflation. If the cost of regular goods and services rise faster than incomes, the personal budget for housing can be pinched.
