As September has ended in the Sunapee region, local home sales are happening as the months and leaves turn! Within the 16 towns we track, there were 74 sales last month which is the busiest month yet in 2021!
While total sales this year have lagged previous years, September was closer to historical averages. You can see the trend below:
Fortunately, the median sale price has maintained the strong 2021 trend and during September the median sale price was $393,000. Compared to 1 year ago, the median sale price was $328,300 showing a rise of 19.7%.
In spite of this median price rise, the higher number of sales this month means that there are more homes available across the price spectrum including the affordable end of the range. As we have seen home prices rise over the past 2 years there are more and more headlines regarding home affordability in America. We have been helping many buyers find homes in this fast-paced market and it hasn’t always been easy. It comes as a breath of fresh air to see more homes returning to the market and available to a wide variety of buyers.
