As we have ended the month of August, we are going to recap the Sunapee region real estate stats.
We have a continuation of this year’s trend with less home sales than previous years. So far in 2021 there have been 403 homes sold in the 16 towns we regularly report data on, down from 486 at the same time last year which is a decline of roughly 17%. For reference, this is the lowest number of sales since 2015. However, the median sales price continues to rise, which has been consistent since March. Here’s a trend of the median sale price throughout this year:
The summer has kept our real estate agents on their toes due to a limited inventory, and a very rapid days on market. Tracking the median days on the market we saw a swift drop in March, and sales remained consistently quick through the summer.
While sale prices have increased, the National Association of Realtors tracks national level data across major metropolitan areas. NAR’s closest tracked area to the Sunapee region is the Manchester-Nashua area which recorded a 21% year over year increase.
Comparing this to the Sunapee region, YTD median sales have increased 16%. So, while home prices are up, it's been a softer increase than those of the Manchester-Nashua area.
