As we enter the final stretch of summer here’s a recap of July home sales in the Sunapee Region.
In last month’s post we mentioned the number of home sales usually peaks in July or August, and the increase of summer sales has continued. In July there were 71 sales in the area, up from 68 in June. While this is a modest increase, it continues to lag year to date sales compared to 2020.
The median list price had a slight increase from $349,000 in June to $349,900 in July. The median sale price however took a bigger step, and increased from $350,000 to $359,000. The median days on market was 6 in June, and rose to 7 in July. While this isn’t the preferred direction it is still incredibly quick sales, and a small change.
Comparing to the entire state of New Hampshire from the NHAR Website, the median sale price in July was $402,000 with 18 average days on the market. The Sunapee Region lags the sale price somewhat, but exceeds the days on the market. A more local comparison shows sale prices more in-line with county data where the median sale price was $375,000 in Merrimack County and $287,500 in Sullivan county.
It is encouraging that days on market and median sales price are holding steady and rapid, though the number of homes sold could stand to improve. The shortage of inventory has made for a busy summer of real estate transactions and it has been a competitive market. This is true throughout the price spectrum, as you’ll see in the breakdown by town sales ranged from $55,000 to $6,940,000!
