Total single-family homes sold in the month of July 2020 totaled 100 sales. This is up by 25 sales compared to July 2019 with 75 homes sold. The median sales price for the month was also up significantly at $318,350 compared to $255,000 in 2019, and the average days on market (DOM) dropped from 82 DOM to 65 DOM. This data continues to point to a fast and furious real estate market where inventory remains at an all-time low making the home search adventure increasingly more challenging.
When looking at the sales data for our region on an annual basis, we also see a trend of rising home prices. The cumulative median home sales price from January 1 through July 31 came in at $286,000 compared to $247,000 in 2019 and $230,000 in 2018. We are now significantly above the high median sales prices we saw in 2005 which was at $249,900. See the chart below for the annual cumulative sales data.
During July 2020, there were five homes sold over one million dollars. The highest sales price in our region was $4,270,000 in Sunapee. The lowest sales price came in at $79,950 in Unity. Please see below for a complete list of properties sold in the Lake Sunapee Region during July 2020.
