Total home sales for the Lake Sunapee Region in the month of April came in at 45 bringing the cumulative sales to 173 for 2020. The median sales price was $235,000 ($5,000 above April 2019) and the average Days on Market (DOM) for the month was 103. Although the DOM seems high, we are seeing a lot of old inventory go under contract and close. At the same time, we are watching new-to-the-market homes go under contract quickly, sometimes within only a few days of when they are listed.
The month of April follows a strong first quarter in home sales for the state of New Hampshire. Merrimack County had a 5.1% increase and Sullivan County had a 8.3% increase in homes sold when compared to Q1 2019. The median sales price for both also increased, Merrimack by 9.7% and Sullivan by 7.1%**.
