Home Sales, April 2020

Total home sales for the Lake Sunapee Region in the month of April came in at 45 bringing the cumulative sales to 215 for 2020. The median sales price was $235,000 ($5,000 above April 2019) and the average days on market (DOM) for the month was 103. Although the DOM seems high, we are seeing a lot of old inventory go under contract and close. At the same time, we are watching new to the market homes go under contract quickly, sometimes within only a few days of when they are listed.

The month of April follows a banner first quarter in home sales for the state of New Hampshire. Merrimack County had a 5.1% increase and Sullivan County had a 8.3% increase in homes sold when compared to Q1 2019. The median sales price for both also increased, Merrimack by 9.7% and Sullivan by 7.1%**.
